Primary Responsibilities
  • Assist the Leasing Manager in its day to day operations
  • Execute Leasing Plans and Strategies
  • Participate in determining Leasing Budget
  • To lease retail space in the respective center, optimize rental set in the given budget while ensuring each retail space is leased to best in the respective category
  • Report leasing deals done and strategy for leasing deals to be done to Leasing Manager in the weekly Leasing Meeting
  • Provide feedback from tenants and propose action
  • Monitor sales turnover of own tenants, highlight concerns and make appropriate recommendations
  • Participate actively in Tenant Optimization Strategy meeting and share crucial tenant information with others in the department
  • Provide accurately information in weekly fit-out meeting to ensure timely handover and procession of retail space
  • Provide information of tenants who may require the assistance of other departments
  • Ensure all payment, insurance and relevant documents are received by Finance Department on a timely manner prior to any new opening and renewal
  • Ensure all leases / tenancies are properly executed prior to any new opening and renewal
  • Attend to daily enquiries and meet with prospective tenants
  • Update retailer database
  • Negotiate terms with retailers and prepare all leasing correspondence and documents in a timely and accurate manner
  • Ensure acceptance for offer letter, concept submission, lease / tenancy execution and deposit payments are completed within set timeframe
  • Attend to tenants’ complaints and / or suggestions in a professional manner
  • Monitor own tenants’ sales turnover closely and make recommendation to renew, terminate or assist a particular tenant
  • Approach and persuade desired retailers to lease suitable space in the respective center
  • Assist fit-out in ensuring that tenants’ designers / contractors are familiar with and comply to the center’s standards and rules and regulations and provide feedback and suggest corrective action for any non-compliance
  • Provide advice in area of expertise
  • To lead and meet objectives set for special project

  Skill Requirements
  • Minimum Degree/Diploma in Commerce/Business and/or Real Estate Studies or related fields.
  • Minimum 2 years’ experience in retail leasing in shopping mall management.
  • Good experience in developing Tenancy Mix and Rental Structures.
  • Strong retail network.
  • Aptitude towards retail trend spotting.
  • Good knowledge in legal framework and finance.
  • Strong negotiation and communication skills in English and Bahasa Malaysia.
  • Able to multitask and work independently or in a team to handle a diverse group of people.
