Scope
To implement and coordinate leasing and tenancy matters to meet tenancy mix and
leasing strategic plan
 
Scope
of Duties
1.      
To participate and contribute to development of leasing plan and
strategies.
2.      
To effectively implement leasing plan and strategies with optimize
rental package based on leasing budget while ensuring each retail space is
leased to best in the respective category and tenant mix.
3.      
To screen through leasing enquiries and continuously source for
potential tenants by spotting the latest retail trends and sustainable brands,
products and services.
4.      
To negotiate terms with retailers and prepare all leasing correspondence
and documents in a timely and accurate manner for the new, renewal and
termination of leases.
5.      
To witness the process of handover and vacant possession of Demised
Premises according to the terms and conditions stated in the Tenancy Agreement.
6.      
To ensure full compliance for all terms and conditions in the Tenancy
Agreement by tenant before commencement or cessation of trading.
7.      
To support tenancy administration in organizing, maintaining and
updating lease documents and files for each tenant.
8.      
To establish and maintain tenant-landlord good relationship, attend to
tenants’ concerns or suggestions and manage it in a professional manner.
9.      
To work closely and assist inter-departments functions pertaining credit
control, building maintenance, safety and security, marketing promotions and
events as well as fit-out coordination.
10.   
To monitor, analyze and communicate with related parties for continuous
improvement of the tenants’ overall performance, including but not limited to,
sales turnover, operating hours, fit-   out specification and staff
services.
11.   
To provide support to Credit Control Team to ensure timely rental
payments by liaising with tenants and suggest payment methods to reduce
outstanding amount.
12.   
To liaise with appointed solicitors in legal issues pertaining to
tenancy administration.
13.   
To be Manager-on-duty (MOD) on rotational basis during public holidays
and weekend.
14.   
Any other duties reasonably assigned to you from time to time.
